A jumbo loan is a mortgage larger than the FHFA conforming limit. In 2026 that means more than $832,750 in most Florida counties, or more than $990,150 in Monroe County. Older pages that still cite $766,550 are a year behind.
Jumbo underwriting uses bank or investor guidelines: stronger credit, more reserves, and careful treatment of Florida insurance, flood, and condo documents. Waterfront Tampa, Sarasota, Naples, and Miami-Dade purchases are common jumbo files.
The payment is not rate-only. A 2% wind deductible on a coastal dwelling and a flood policy can move DTI as much as a quarter-point on the note.
- Above $832,750 (most FL) or $990,150 (Monroe)
- Reserves and insurance quotes early
- Condo and flood diligence
- Second-home occupancy must match use
Jumbo is Florida consumer origination. Nationwide investment cash-flow is DSCR, not jumbo agency.
