Loan officer referrals
Melvin List takes scenarios other retail channels cannot place: private money, VA one-time construction, DSCR, non-warrantable HELOC, and commercial. Send the scenario. Not a guaranteed close.
- Who it fits
- Licensed loan officers with a file that died on AUS, condo warrantability, construction, bank overlay, or a property that is not a 1–4 agency mortgage.
- Typical down / structure
- Send the scenario — occupancy, property, why it died, and the exit
Melvin List (NMLS 243087, Florida LO524), a Tampa-based loan officer with C2 Financial Corporation (NMLS 135622), places files that do not fit a standard retail AUS. Call or text (813) 629-5478. Send the scenario, not a full application: occupancy, property type, why it stopped, and the exit.
Common reasons a file stalls: non-warrantable condo, a construction timeline that needs one closing, a rental that qualifies on rent instead of tax returns, a flip or rehab a bank will not do, or a 5+ unit / commercial building. Those are the pages linked below. This is not a claim that every declined file has a structure.
Consumer-purpose files are Florida origination. DSCR and investment hard money are business-purpose, placed through C2’s investor panel subject to overlay — not a claim that every property in every state will clear. Commercial and 5+ units are a separate file from 1–4 private money.
Text the address or a description, occupancy (primary, second home, investment), what killed the file, and whether the plan is to hold or exit. We quote LTV, points, prepay, and term on that scenario. This is not a rate ad and not a commitment to lend.
- Private / hard money on 1–4 residential
- Florida VA one-time construction
- DSCR rentals, no personal tax returns
- 5-day HELOC, including many non-warrantable condos
- Commercial and 5+ unit financing
Consumer mortgages are Florida origination. Business-purpose DSCR, investment hard money, and commercial / 5+ are placed where the current overlay allows. Not every declined file clears. Not a guaranteed close.
