A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs. In Florida, qualified veterans, active-duty service members, and certain surviving spouses can buy a primary home with no down payment, no monthly private mortgage insurance, and often a lower rate than a comparable conventional loan.

Full entitlement generally means there is no VA county loan-limit cap on a purchase in 2026. Residual income, occupancy, and a Certificate of Eligibility still apply. A VA funding fee may apply unless you are exempt for a qualifying disability rating.

Florida insurance is still underwriting. Wind, flood, and condo master policies are quoted with the pre-approval — not the week of closing. That is the difference between a VA letter that holds and one that does not.
